How to Rent a Jamaican Villa

  • We will determine the availability of the property for your desired dates. If the property is not available we will offer you alternative properties for those dates or give you the closest alternate dates when your original choice is available. As experienced travelers to Jamaica, we will also be able to answer any questions you might have on the properties, villa living, or the towns of Ocho Rios, Runaway Bay, Discovery Bay or Montego Bay.

  • If a suitable property is available on satisfactory dates, and your decision is to rent, we will place a HOLD on the property for the selected dates. We will send you a Reservation Invoice requesting deposit, detailing the amount of the final payment and its due date, and setting forth the terms and conditions of the rental, including our cancellation policy. Your deposit payment in response to this Reservation Invoice constitutes your acceptance and agreement to the terms, conditions, limitations and restrictions as shown in our "Terms and Conditions of Villa Rental” Please review this information carefully before sending in your deposit.

  • A deposit of 25% of the full rental amount must be received within 7 days of booking. Failure to make the deposit payment on time will require us to cancel the reservation. Your booking becomes a confirmed reservation upon receipt of the deposit. Deposit payment can be made by Visa, MasterCard, Discover, American Express, ACH, check or bank wire transfer.

  • Final and complete payment must reach us no later than 60 days for High and Low Season and 120 days for Holiday weeks (Christmas, New Years, Easter and Thanksgiving) prior to rental. Final payment can also be made by Visa, MasterCard, Discover, American Express, ACH, check or bank wire transfer. Upon receipt of final payment we will send you confirmation of the fully paid reservation, together with all necessary information about your rental that will make your stay enjoyable.

  • If you must cancel, all payments are refundable, provided we receive notice of the cancellation at least 60 days for High and Low Season and 120 days for Holiday Weeks, before the rental date. If you cancel less than 60/120 days before the rental date, a refund will be given only if the property can be booked and rented by us to another guest at the same price. All refunds for timely cancellations are subject to a cancellation fee of 20% on the deposit paid. All cancellations and any requests for changes to your reservation (such as date changes or changes in the number of persons in your group) must be made in writing, and faxed, emailed or mailed to us promptly.
